A loan broker's pipeline is messier than most sales pipelines. One deal can sit with three lenders at once, wait a week on a missing bank statement, come back as two offers and a decline, then turn into a renewal months after it funds. Deal flow software is what keeps that visible: where every file is, how long it has been there, and what's stuck.
This guide is for business loan, MCA, SBA and equipment brokers choosing a pipeline tool. (If you're in private equity or venture and searched "deal flow software", this isn't your list.) It compares lending-specific pipelines with the general tools many brokers start on, and ends with a stage list you can copy into whichever you pick.
Our top pick for commercial funding brokers is Ferrylend, because its pipeline already has lending stages and tracks each lender's answer on the same deal, so there's nothing to build before your reps can use it.
Here's the TLDR (prices checked October 24, 2026):
- Ferrylend (our pick): Best lending-specific pipeline for multi-product commercial brokers, with 22 statuses and time in status. $69 to $99/user/month. Newer, with no independent reviews yet.
- LendingWise: Best loan pipeline with an origination system attached, strongest for real estate and SBA. From $119/month; 15-day trial.
- Pipedrive: Best general visual pipeline you configure yourself. From $14/seat/month billed annually.
- Centrex Software: Best for multiple pipelines plus warehouse-grade reporting. Price by demo.
- Cloudsquare Broker: Best if your pipeline should live in Salesforce. From $75/user/month plus Salesforce.
- monday CRM: Best for teams that want boards and dashboards their way. From $12/seat/month billed yearly, 3 seats minimum.
- Zoho CRM: Best for enforcing a stage process on a small budget. Free for 3 users.
- Airtable: Best DIY deal tracker. Free plan; Team $20/seat billed annually.

1. Ferrylend
Ferrylend's 22-status deal pipeline runs in five phases with board and table views, time in status, stage history, stips and conditions, and underwriting notes with version history. Deal types include new, renewal, add-on, consolidation and reverse consolidation, and programs cover MCA, loans, lines of credit, factoring, SBA and equipment, so a mixed book sits on one board.
In the sample-data tour on Ferrylend's homepage, the deals board shows "20 open ยท $1.48M requested" across New, Docs in, Submitted, Offers and Funded columns, with product tags (MCA, SBA, line of credit, equipment, term loan), rep initials and days in status on each card. Lender scorecards, lead source ROI and a rep leaderboard come with advanced reports, included in Pro or $49/month on Core.
Pricing: Core $69/user/month and Pro $99, no seat minimum; the $999 setup fee is waived for workspaces created through December 31, 2026. No free trial, but you can open the sample workspace (no signup; asks for a work email to start).
Limits: Ferrylend is newer, so it has no independent reviews yet. There's no public API, webhooks or Zapier (planned), no native mobile app and no SOC 2 report. Real estate depth is thinner than LendingWise's. Pick it if your pipeline is commercial funding and you want lending stages without building them. See the Gold Penguin listing for a summary.
2. LendingWise
LendingWise pairs a broker CRM with a loan origination system. The pipeline can be viewed by status, loan officer or date, and a rules engine fires on loan status and workflow steps: sending email and SMS, firing webhooks, creating tasks and assigning users. Borrowers get a status and document portal with "daily reminders until every required doc is in", and an AI agent checks each upload against your own pass and fail rules.
Pricing: Starter $119/month for 1 user, Pro $600 for 5 users with a lender marketplace and broker portals, Elite $1,595 for 20 users. Every plan has a 15-day free trial, and billing is month to month.
Limits: it's built for real estate first (bridge, DSCR, construction), with SBA, MCA and equipment as pre-built programs. MCA-specific statement analysis and renewal tracking aren't published. Detailed configuration can take "several weeks in training". Pick it if your deal flow mixes real estate, SBA and business loans.
3. Pipedrive
Pipedrive is built around the drag-and-drop deal pipeline. Lite ($14/seat billed annually) covers pipeline management; Growth ($39) adds email sync, automations and forecast reports; Premium ($59) adds lead capture and routing, required fields and e-signatures. Its help center caps deals per seat at 2,500 on Lite up to 20,000 on Ultimate. 14-day trial, no card.
Limits: no lending concepts out of the box: you add lender, offer and commission fields yourself, and a deal at three lenders needs a workaround. Pick it if you want the simplest pipeline your reps will actually update. We compare it with HubSpot and Salesforce in HubSpot vs Salesforce vs Pipedrive for loan brokers.
4. Centrex Software
Centrex supports multiple pipelines, custom list building and permission-based security, across MCA, business loans, SBA, equipment and factoring. Its Managed Data Cloud syncs your data to Snowflake every 15 minutes for Tableau or SQL reporting, under a separate proposal, and report building on your behalf costs extra.
Pick it if you want deep reporting on your pipeline and have someone who writes SQL. Price isn't published.
5. Cloudsquare Broker
Cloudsquare puts the broker pipeline inside Salesforce, configured by "clicks, not code", with lead routing and attribution, a Lender Decision Inbox for offers, and a separate renewal pipeline. It suits shops that want Salesforce reports and dashboards on their deal flow. You pay $75/user/month plus your own Salesforce license.
6. monday CRM
monday CRM tracks deals as rows on boards you design. Basic allows 5 columns per board, which is too few for a loan file, so Standard ($17/seat billed yearly, 15 columns, 5 dashboards, 250 automations a month) or Pro ($28, 75 columns, 50 dashboards) is the realistic floor. Plans start at 3 seats. Pick it if your team already runs on monday.com.
7. Zoho CRM
Zoho CRM is free for 3 users. Standard ($14/user billed annually) adds multiple pipelines and custom modules, and Professional ($23) adds process management, which you can use to require documents before a deal moves to Submitted. Pick it if you want stage rules on a small budget and will configure them yourself.
8. Airtable
Airtable is a database, not a CRM, but a linked Deals, Lenders and Submissions table is a solid deal tracker. The free plan allows 1,000 records per base and 100 automation runs a month; Team ($20/seat billed annually) raises that to 50,000 records and 25,000 runs. Read-only collaborators are free. Security setup for statements and SSNs is on you.
Suggested stages for a loan broker pipeline
Whatever tool you use, stages that match how loans actually move make the board readable. A starting point for commercial funding:
- New lead: not yet contacted.
- Working: contacted, qualifying.
- App out: application sent, waiting on the merchant.
- Docs in: application and statements received.
- Submitted: with one or more lenders (track each lender separately on the deal).
- Offers: at least one approval back.
- Contracts out: offer accepted, signing.
- Funded: money moved; commission expected.
- Renewal eligible: paid down to the lender's threshold.
- Closed lost, with a reason.
The key design choice is keeping lender status off the main stage. A deal is "Submitted" once, but each lender's answer (pending, declined, approved) belongs on its own submission record. Lending-specific tools do this by default; in a general CRM, use a linked table or custom object.
Pipeline metrics worth watching
- Lead to app out, by lead source, to see which lists are worth buying.
- Days in Docs in: files waiting on you, not the merchant.
- Submitted to offer, by lender, to see who actually approves your deals.
- Offer to funded: if it's low, pricing or speed is losing deals.
- Funded to commission received: money you've earned but not collected.
How to choose
- Look at your last 50 deals. If most are MCA, working capital or a commercial mix, start with Ferrylend (Centrex and Cloudsquare also fit). If most are real estate or SBA, LendingWise fits better.
- Decide who builds it. Lending tools arrive with stages; Pipedrive, monday, Zoho and Airtable need someone to design them and keep them clean.
- Check multi-lender tracking. Ask every vendor to show one deal at three lenders with different answers. That screen tells you most of what you need.
- Price it at your seat count. Our guide to the best CRM for small funding shops prices each option at 1, 3, 5 and 10 reps.

FAQ
What is deal flow software for loan brokers?
A pipeline tool that shows every loan file from first contact to funding and renewal: its stage, how long it has been there, which lenders have it and what they said. It's usually part of a broker CRM.
What is loan pipeline software?
The same idea for loan files specifically, often with document checklists and status-triggered tasks. Ferrylend and LendingWise include it; Pipedrive, monday and Zoho can be configured for it.
Can I use Pipedrive or monday for loan deal tracking?
Yes. Many brokers do. The gaps are lender submissions, offers and commissions, which you'll model with custom fields or linked records. Plan the stage list before you import anything.
What's the best free deal tracking software?
Zoho CRM (free for 3 users), HubSpot (free for 2 users) and Airtable's free plan. All are general tools, so you'll build lending stages yourself.
How many pipeline stages should a loan broker use?
Enough that each stage means a different next action, usually 8 to 10. If two stages always get the same follow-up, merge them.
Set up your stages on paper first, then try them in two of these tools with real deals. The one where a stuck file is obvious at a glance is the one to keep.
Disclosure: Ferrylend is made by Digital Mundo, a separate company with the same owner as Gold Penguin. We rank it first, and we've kept its drawbacks in plain view.
